Kate's Home Staging and Redesign offers a full range of redesign services to meet every home seller's and Realtor's needs.   We will work with the
home seller or your real estate agent to ensure you spend your home improvement dollars correctly to maximize your return on investment.  Kate
constantly keeps up to date on the latest industry information, such as the 2009-10 Remodeling Cost vs. Value Report, (which describes what
renovations gave the best return on investments for home sellers) and HomeGain's 2009 Top 12 Home Improvement Survey Results.





Walk & Talk Home Staging
This home staging consultation takes about 1 hour and includes verbal staging advice and recommendations to ensure the home will appeal
to the largest potential buyer audience.  During this walking consultation, a design consultant will identify any room layout issues, lighting issues,
clutter, curb appeal, organizational issues, creating buyer emotional points, and room traffic flow.  This walking consultation is recommended for homes that do not require a full staging consultation as no written report will be provided.
Fee:  $175


Color Consultations
Kate's Home Staging and Redesign will come to your home and evaluate your color schemes to ensure they complement each other and the
architectural features of your home.  We will help you select up to four Benjamin Moore or Sherwin Williams paint colors for your walls and ceilings. 
A Kate's Home Staging and Redesign Color Consultation consists of a color report and paint chip samples. This service is a very inexpensive way to update your home without spending a lot of money. 
Fee:  $225


MLS Photo Taking
A Kate's Home Staging and Redesign consultant will come to your home and take both external and internal home photos.  All photos will be cropped and adjusted using various photo techniques to ensure your home will shine online.  Digital home pictures will be given to either the home owner or Realtor on a CD to be posted on the MLS.  This service is also perfect for a For Sale By Owner home; these high quality digital pictures will help to attract more buyers to your home.  MLS Photo Taking also includes some "hands-on" staging to ensure your home will shine.
Fee:  $275


Initial Home Staging Consultation and Walk-Through    "Our Best Value"
All of our services start with an Initial Consultation and Walk Through.  This allows us to assess the home and determine what needs to be done in
order for it to show better and sell faster for the highest dollar amount. A Kate's Home Staging and Redesign consultant will spend 1-2 hours with the
home seller and realtor walking through the home and discussing the goals and expectation for each room.  During this time the home seller will be
receiving valuable information on how to address each room to maximize it's potential. The objective is to maximize your homes appeal to any
potential buyer that walks through your front door.  A written report, including digital photos, will be emailed to the home seller within five business
days that identifies an individual Home Staging Action Plan for your home.  This Home Staging Action Plan will identify the cosmetic improvements
recommended for your home, paint color choices, furniture removal, accessory rearrangement, suggested additional accessory purchases, and
specific details on what to do in each of the rooms.  A typical Action Plan is 20 - 30 pages long.
Fee:  $295 and up 
There is an additional fee for properties that are extremely large.



Home Staging Redesign
This service is for the home owner who would like some "hands-on" assistance implementing the Home Staging Action Plan.  A Kate's Home
Staging and Redesign consultant will return to your home and redesign any rooms that require further attention.  During this redesign, we will
make dramatic transformations to the main areas of your home and bring in accessories to complete the look of each room. By eliminating
clutter, organizing, improving furniture layout, changing lighting, color selection and by downplaying any trouble spots we will transform your
home and get it ready for an open house. Additional digital pictures will be taken during this time which can be sent to your real estate agent
to be used in marketing your home. Since 85% of home buyers start their home research online, having beautiful pictures of your home online
is a necessity today.  These digital photos will be loaded into a virtual tour and flyer to help sell your home.  This is a new feature being offered.
Fee:  $125 for the first hour, then $75 each additional hour  


Interior Redesign Room Consultation
A Kate's Home Staging and Redesign consultant will come to your home and spend 1-2 hours conducting an in-depth design inspection. We will
help our clients identify what architectural style their home is, identify focal points in the room they have chosen for the redesign, evaluate color schemes, furniture arrangement, balance and style of the home to fit the unique needs of the home owner.   We will help our clients determine what furnishings, accessories, and floor plan changes they require to maximize the value of their home.  Kate's Home Staging and Redesign will work within a designated budget no matter how large or how small to help you dramatically improve your home.  An Interior Redesign Room Plan will be sent to the home owner within 10 business days.  The Interior Redesign Room Plan will include room recommendations that include cosmetic 
recommendations, paint color choices, window treatments, suggested additional accessories purchases, and recommendations
to bring in subcontractors if necessary.  Let Kate's Home Staging and Redesign help you fall in love with your home all over again.  A Benjamin Moore Color Consultation or Sherwin Williams Color Consultation is included in all Interior Redesign Consultations and includes up to four colors.  All interior redesign consultations also include digital photo copies.
Fee:  $250
There is an additional fee for rooms that are extremely large.


Interior Redesign
This service is for the home owner who would like to go forward with the Interior Redesign Action Plan recommendations.  A Kate's Home Staging
and Redesign consultant will help our clients with furnishing, paint, flooring, and floor plan changes they require to maximize their home's potential.
During this redesign, we will make dramatic transformations to the main areas of your home and downplay any trouble areas.  We will work with the
home owner closely to ensure your unique tastes and personality are represented and your home's beauty is revealed.  We will improve the balance
and flow of your home using proven design techniques.
Fee:   $125 for the first hour, and $75 each additional hour


Personal Shopping
There may be times when items are needed to be purchased for home staging and redesign.  Kate's Home Staging and Redesign can purchase
items that are agreed upon by the client.  The client may also accompany a Kate's Home Staging and Redesign consultant during these shopping
trips to help decide on an item. 
Fee:  $60


Custom Wood Signs
Kate's Home Staging and Redesign creates custom made wood signs for your home. We also can create custom wood molding for around your
windows and doors. Prices are dependent on the type of wood selected for the signs or molding.  Please contact us for more information or to have a
picture of a custom home sign emailed to you.
Fee:  $150 for Custom Home Sign Made from MDF

Vacant Staging Pricing Available Upon Request. Pricing is outlined in our Vacant Staging Package and broken down according to square footage

Vendor Partnerships

ProSource Wholesale Flooring
One of my vendor partnerships is with ProSource Wholesale Flooring, this vendor partnership allows my clients to
receive 20-40% off retail pricing on carpet, tile, hardwood flooring, and granite. ProSource of the Hudson Valley is not open to the public and is only
accessable to trade professionals. ProSource also recommends approved installers to help us with the installation process. Please take a look at
their website (www.prosourcefloors.com) but remember, we pay much less.

MyBobs Storage Centers - Located in Rockland County and Orange County, New York
Another vendor partnership is with MyBobs Storage, and this vendor has agreed to provide my staging clients with 50% off their first months storage fee.  This storage facility requires that you bring your items to their location to store them. 

Mi-box Storage
Kate has a new vendor partnership with Mi-box Storage - www.getMIBOX.com - this vendor will bring a storage box to your home so you can start your packing process. Mi-Box has agreed to give Kate's Home Staging and Redesign clients an additional discount for using their service. Fabric and Upholstery Discounts
For 10% or more off of fabric and upholstery, please visit our vendor partner Carla Davis Designs .  Carla offers discounts on home accessories, pillows, table clothes from a variety of upholstery (Peachtree, Kravet, Beacon Hill, Tribaut, Michael's Textile) and rugs.

New Jersey Painters - Fresh Coat Painters of Little Falls, New Jersey
Fresh Coat Painters is another vendor partner, please contact the owner Lee Castro and please make sure you tell him Kate's Home Staging and

Carpet and Upholstery Cleaning
Franks Carpet Service, owned and operated by Frank Grandel Jr., is another vendor partner.  Contact Frank for all your carpet cleaning and upholstery needs.  Frank even works on Oriental rugs and can repair carpets. Home Inspections
Stat Home Inspections, owned and operated by Stephen Tyler is another vendor partner.  Stat Home Inspections can perform a home inspection for any house in the Orange County, Rockland County, or Westchester area of New York.  Contact Stephen at 845-521-4144 or by email STAT.Homeinspections@live.com.  An average report is about 40-50 pages long, this is the home inspector you want to use.


Wood Floor Cleaning
Bob Loew of Mirror Floor Waxing is another vendor partner.  Mirror Floor Waxing can be reached at 845-357-1494.  Bob can make most woods floor look like new for much less than the cost of having it re-finished.




Payment Details
We accept check, cash, or money order which is due at the time of service.  Please make checks payable to Kate's Home Staging and Redesign.

from the date of service will be charged a $25 late fee.
